Roof Maintenance Checklist: How to Extend the Life of Your Roof

Keeping a roof maintained is important for the longevity and protection of the home from the damages that occur due to the weather. A roof that is maintained well not only improves the appearance of the home but also helps prevent costly repairs and premature replacement. Here is a checklist that may help you extend the life of the roof through care and prevention

Conduct regular roof inspections.

Among the easiest ways of maintaining a roof is making regular inspections. It is important to check the roof for any damage or signs that can result in wear and tear and this will allow you to make sure that any issue that arises can be dealt with before escalation. Inspection of a roof twice in a year particularly in fall and spring can make it better as you can look for loose or cracked ends.

Cleaning gutters and downspouts

The clogged gutters and downspouts are a major cause for the water to back onto the roof which will lead to leaks and the growth of mold. It is important to ensure that your downspouts and gutters are free of debris. The process of regular cleaning is going to prevent the water from damaging your roof and pooling in the areas that are near caves. It should also be made sure that the water gets directed away from the foundation of a house.

Removing Debris from the surface of the roof.

The leaves, branches among other debris might accumulate on the roof’s surface and it could trap the moisture leading to moss, mold, and algae growth. This moisture may let the shingles degrade and weaken the structure of the roof. The debris must be removed as soon as it begins to accumulate. You can do it by your hand or with a roof safe blower.

Trimming the overhanging branches.

The trees that are hanging over the roof may be a source of damage potentially. The branch might break and it could fall onto the roof during a storm where twigs and leaves may collect and block the gutters. Further, the overhanging branches are close to the roof lessening risks of damage and keeping surfaces clear.

Checking for growth of Moss and Algae.

Algae and Moss are going to thrive in the shaded and damp areas and the growth on the roof may lead to many serious problems. This moss may lift the shingles and let water penetrate through the roof while the algae may cause stains and weaken the structure of the roof.

Inspecting the Seals and Flashing

Flashing is a material that helps in sealing the roofs and vents, along with chimneys and skylights. Over time, this flashing may corrode, crack, or be loose, it could allow the water to seep into the roof. Inspecting the flashing for signs of damage or deterioration, and replacing or repairing it as necessary. Ensuring these seals around the roof openings are safe is going to prevent water from infiltration.

Ensuring the proper ventilation of the attic

A properly ventilated attic ensures a major role in maintaining roof health. Poor ventilation may lead to moisture and heat buildup and that can cause the shingles to weaken, warp, or rot. Make sure that the attic has good airflow with the intake and the exhaust vents that allow the hot and moist air to let go. This is going to keep the temperature of the room regulated and prevent any damage that is caused by heat.

Checking for any signs of leaks

The water stains on ceilings or the walls are major signs that you have a leaking roof. The leaks might not be visible immediately inside your house. When the inspections take place, check for mold, stains or rots as these are indications of the leaks. Making sure that they are addressed promptly

Inspecting roof post severe weather

When you have heavy rain, hail storms, and snow, they gradually cause some damage to your roof. Once the event takes place, it should take you time to find any signs of damage. Looking for any loose ends cracked shingles or damage to your gutters, flashings or downspouts, it could be repaired right away.

Addressing Minor repairs with promptness.

There are minor issues like loose shingles, small leaks, or damaged flashings which may escalate into problems if they are left without any addressal. This prompt address may help in repairing the water damage, costly issues, and rots. If you can, have an expert handle it for you.

AVoiding the roof walks.

It is very tempting to climb onto roofs to inspect and remove the debris, this could cause damage. If it is possible inspect ladders or binoculars.

If such precaution is taken and the right amount of work is done on the roof, you will be able to find the correct balance for your roof and continue with a sustainable roof.
